Columbia Hills

APAH (Arlington Partnership for Affordable Housing) provides workforce and moderate income housing within Arlington County with the specific vision to provide high quality affordable housing at the 40 to 60% AMI levels.  The Columbia Hills project delivers 229 affordable housing units at the west end of Columbia Pike

KCM was engaged at the beginning of Design Development to provide budgeting, constructability analysis, preconstruction input and Construction Management Advisor services.  The project came in 1.5% below budget at bid time and is currently under construction.

The new building is two separate buildings for tax credit financing purposes and is sandwiched into a tight site with over 60’ of grade change, existing low three story apartment buildings and surface parking.  The eight story high rise post tensioned apartment building sits atop three levels of underground parking.  Significant sitework features include low impact design with green roofs, permeable pavers/concrete extensive landscaping including reforestation and establishment of a conservation easement within an RPA area.

KCM is providing value engineering, design and vendor coordination, from design development (and redesign) through construction completion.
