Market

555 (555 E Street SW)
Construction Cost :
$63 Million
- 555 E Street SW is a large-scale, twelve-story, multi-purpose new construction building located in Southwest DC. There are one hundred and ninety-four (194) total apartments, with fifty-eight (58) of them being dedicated to senior affordable living.
- The project is comprised of a partnership between multiple developers: citizenM, City Partners, and Potomac Investment Properties. City Partner and Potomac Investment Properties make up two-thirds of the structure, while the hotel occupies the other third. KCM served as the Construction Manager on the project representing all three developers ensure seamless coordination and construction.
- With two stories of below grade parking and a rooftop pool and lounge, these apartments bring elegant, modern finishes to compliment the Southwest DC neighborhood.

The Ace
Construction Cost :

- The Ace is a 296-unit mixed-use podium style urban redevelopment with approximately 20k square feet of retail location in Scott’s Addition neighborhood of Richmond, VA.
- Formerly consisting of parking lots and warehouse space in Richmond’s Scott’s Addition neighborhood. The Ace was completed ahead of schedule with an overall savings of approximately $2M from initial contract.

Reston Station

- Reston Station Phase 1, a two-million-square-feet of parking facility and public bus station consisting of over 2,300 parking spaces servicing the Silver Line metro station.
- Reston Station Phase 2 (BLVD), a 440-unit market rate apartment building located at the Wiehle-Reston East Metro station on the Silver Line.
- 1900 Reston Metro Plaza, a trophy class office building over 371,000 square feet with an exposed concrete exoskeleton and a six-story cantilever at the building’s entry.
- The transit-oriented development includes 100,000 cubic yards of cast-in-place concrete and over 500,000 cubic yards of excavation road, and infrastructure improvements.

Affordable Housing

Marbella A
Construction Cost :

- Marbella A is a transformative development featuring 234 affordable housing units designed to meet rigorous green building certifications. This dynamic project presents unique challenges, including complex dry utility work, requiring expert coordination and strategic problem-solving.
- The project is currently on track to achieve Earthcraft Gold certification.

Oakwood Meadow Senior Residences
Construction Cost :
$30.6 Million
- Oakwood Meadow is a four-story, 148k square foot, wood structure with one hundred and fifty (150) affordable apartment units.
- The project is located on a 6.2-acre lot in Fairfax County and is a 100% senior affordable building.
- Recognized for its commitment to sustainable design and construction, the project achieved Earthcraft Gold certification.

Queens Court
Construction Cost :
$63.7 Million
- Queens Court is a 12-story affordable apartment building developed by True Ground Housing Partners (formerly APAH). With 2 stories of below-grade parking, the project will provide 249 apartments as well as amenity spaces for resident-targeted events.
- The project’s success was driven by the early delivery of permanent power and effective coordination between Ownership, KCM, and the general contractor, enabling completion more than three months ahead of schedule.
- Recognized for its commitment to sustainable design and construction, the project achieved Earthcraft Gold certification.
- Queens Court won the 2022 Terwilliger Center Award for Innovation in Attainable Housing

Riggs Crossing Senior Residences
Construction Cost :

- Riggs Crossing Senior Residences is a four-story multifamily, wood over concrete podium structure located in Washington, DC. The building consists of 93 senior affordable units with retail shell space for future tenants as well as below-grade parking.
- Along with the project’s vast green roof systems, the main roof includes a solar panel system to generate renewable energy to support the grid.
- Recognized for its commitment to sustainable design and construction, the project was designed for Energy Star, Enterprise Green Communities (EGC), and Zero Energy Ready Homes (ZEHR) certifications.

Terwilliger Place
Construction Cost :
$46.4 Million
- Terwilliger Place is a seven-story, 130k square foot, stick over concrete podium structure with 160 affordable apartment units located in Arlington, VA.
- The project was completed in a partnership with American Legion Post 139. The structure was erected to include these new affordable housing units along with a brand new facility for Post 139.
- Recognized for its commitment to sustainable design and construction, the project achieved Earthcraft Gold certification.
- The project received the ABC 2023 Award of Excellence: Mixed Use Under $50 Million

The Exchange at Spring Hill Station

- Currently under construction, the Exchange at Spring Hill Station is a remarkable mixed-use development comprised of two towering structures reaching twenty-one stories in height with five stories of underground parking.
- This expansive complex offers a total of 516 affordable residential units, thoughtfully designed to cater to the needs of the community.
- Beyond the residential component, in partnership with Fairfax County Neighborhood and Community Services (NCS), The Exchange at Spring Hill Station includes a brand new, vibrant community center spanning 32,000 square feet.
- Scheduled delivery: Summer, 2027

Unity Homes at Ballston
Construction Cost :
$51 Million
- Ballston Station is a large-scale, complex construction project located in Arlington County, VA. Previously, the site of the 100-year-old Central United Methodist Church, the development was a joint partnership between True Ground Housing Partners and Central United Methodist Church.
- The newly-constructed building features 144 affordable housing apartments, a 23,000 square-foot worship hall with daycare classrooms, and two levels of below-grade parking.
- Recognized for its commitment to sustainable design and construction, the project achieved Earthcraft Gold certification.
- Unity Homes at Ballston won the 2025 ULI Award for Excellence in Affordable Housing
Performing Art

Arena Stage
Construction Cost :

- The Arena Stage project was a complex renovation and expansion of a historic D.C. landmark. The project scope entails the complete renovation of two theaters, construction of a new third theater, and over 150,000 square feet of support space.
- The three theaters are enclosed in a custom wood/glass cable-supported curtainwall system and free-span roof (spans of 180’ clear) with a 140’ cantilevered element spanning over an elevated terrace.
- The Arena Stage project won over 32 industry awards.
Hospitality

citizenM

- citizenM Washington DC Capitol hotel is a large-scale, twelve-story new construction building located in Southwest DC.
- The project is comprised of a partnership between multiple developers: citizenM, City Partners, and Potomac Investment Properties. City Partner and Potomac Investment Properties make up two-thirds of the structure, while the hotel occupies the other third. KCM served as the Construction Manager on the project representing all three developers ensure seamless coordination and construction.
- This modern, European-style hotel includes a total of 252 keys with an elegant rooftop bar.
- In addition to the lavish finishes, each of the rooms includes state-of-the-art technology allowing all features to be controlled electronically.
Worship

Christian Fellowship Church
Construction Cost :
$23 Million
- Christian Fellowship Church came to KCM in August of 2017 with an unusual request - they needed to locate, purchase, and construct a new facility in under 3 years - a challenge just to permit and build within that timeframe in the DC area.
- The church needed to be located, designed, and constructed in two and a half years in the Ashburn/Sterling vicinity. KCM worked with HH Architects to design and program the building once the site was selected to a strict budget of $23 Million in hard costs.
- This 1,000-seat worship, education, and office space was delivered in record time and within budget. The building is approximately 68,000 square feet, has advanced digital lighting and audio/visual systems.

Cornerstone Chapel
Construction Cost :

- Cornerstone Chapel is a 2020 seat venue including an extensive lobby, cafe area, education, and office area situated on 28 acres in Leesburg, Virginia.
- The 118,000 sf building is designed and situated into a hillside with a retreat motif using natural stone, stained fiber cement panels, stucco and wood trim.
- The facility will serve up to 7,000 congregants each weekend. The site has been master planned for a future administration building, 65,000 sf Family Life Center, and 200-seat chapel.
Education

Loudoun Country Day School
Construction Cost :
$23.7 Million
- The Loudoun Country Day School project is a private school campus located in Leesburg, Virginia, spanning roughly 70 acres.
- The project consists of a 70,000 square-foot academic building, a separate 10,000 square-foot gymnasium, playing fields, tennis and basketball courts, and extensive site improvements.
- The academic building houses pre-school through 8th-grade students. The campus is designed to house a high school building, field house, and numerous playing... fields.
