The Arena Stage project was a complex renovation and expansion of a historic D.C. landmark. The project scope entails the complete renovation of two theaters, construction of a new third theater and over 150,000 sf of support space. The three theaters are enclosed in a custom wood/glass cable supported curtainwall system and free span roof (spans of 180’ clear) with a 140’ cantilevered element spanning over an elevated terrace.
Due to fundraising constraints, constriction in lending practices that started to occur in late 2006 and rampant construction inflation, the previously permitted project required a 20% cost reduction. The complex design had to be reduced, redrawn, and reapproved by CFA, HPRB, the donor community, lenders and the community in less than one year as contracts were awarded and work commenced. This was a monumental task that required precision in estimating, coordination and expertise to meet an exhaustive schedule.
Project includes architectural cast-in-place spiral walls spanning up to 70’ tall, custom designed finished bent wood walls serving as acoustical absorption, a custom wood/glass cable stayed curtainwall and extensive theater, audio, rigging and MEP systems. The project won awards in several trades and is a world class performing art center. Theatre spaces are designed to RC20 noise levels.
